Performed for title companies and lenders, to assure that the mortgaged parcel contains the improvements which secure the mortgage, and that the parcel has access to a road. The drawing shows the property lines per the description and the size and location of “major improvements”. No stakes are placed. Does NOT mark lot lines or define property boundaries. Accuracy - relatively low (+/-1’ or more).
Performed for individuals or entities that wish to see, on the ground, the location of the property lines. This is required to subdivide land, or to prepare a new description for transfer. The drawing indicates the property lines, bearings and distances, and the physical monuments (stakes) found or set. The drawing may, or may not, be required to show the size and location of the improvements. Accuracy – high (+/- 0.02’)

The drawing indicates the property lines, bearings and distances, the physical monuments found or set, the size and location of the improvements, the location of visible utility installations, the location of the easements in the title commitment, the zoning designation and requirements and flood zone information. It may also indicate, if requested, topographic information about the site Accuracy – very high.
