Lease Coordination
- Send welcome letter with contact information
- Deliver and collect keys
- Conduct move-in and move-out inspections
- Assess damage to property and return deposit if applicable
- Prepare budget and recommend renovations and/or repairs
- Enforce all terms of the lease
Repairs and Maintenance
- Provide a quick response and resolution to all inquires and complaints
- Maintain detailed records of all communications
- Conduct routine visual property inspections
- Coordinate all interior and exterior maintenance and repairs
- Recommend any capital improvements for the property
- Bid, award, schedule, and follow-up on all routine maintenance, including common area cleaning, lawn maintenance, snow removal, trash removal, annual inspections, etc.
- Meet with utility companies, inspectors, and contractors
Professional Services
- Collect, record, and deposit all rent and fee payments
- Pay all invoices
- Maintain a complete set of accounting records
- Prepare routine financial statements for owners, including current rent roll and delinquencies
- Prepare annual reports for tax purposes
- Prepare 1099 documentation for all contractors
- Maintain relationships with insurance agents, accountants, and attorneys
- Work with the owner and/or association to create an annual budget for the property
